Whether you're taking your first step onto the property ladder, coming up to the end of your current deal, growing a buy-to-let portfolio, or navigating a less-than-perfect credit history, Blue Sky Mortgages gives you clear, independent advice. As whole-of-market specialists, we search across the full UK market, including lenders you won't find on the high street, to find what actually fits your circumstances.
Buying your first home can feel like a maze of lenders, rates and criteria. As independent, whole-of-market specialists, we cut through the complexity and use our knowledge of how lenders think to find a mortgage that fits your budget and your future.
Options we can help structure:

Joint Borrower Sole Proprietor (JBSP)
Add a family member's income to boost your borrowing power, without their name going on the deeds.
Family Assisted Mortgages
Use family savings or property as security instead of a larger cash deposit.
Guarantor Mortgages
A family member guarantees your payments, helping secure a more competitive rate.
If your current deal is coming to an end, you'll automatically move onto your lender's standard variable rate, usually far higher than what you're paying now. As whole-of-market specialists, we search the entire UK market to find a better rate, or to help you release equity, before that happens.
Common reasons to remortgage:

Beat the rate rise
Lock in a new fixed rate before your current deal ends
Capital raising
Release equity for home improvements or other major costs
Product transfer
Switch deals with your current lender, often without a new valuation
Debt consolidation
Release equity to clear other borrowing (see important note below)
Think carefully before securing other debts against your home. Your home may be repossessed if you do not keep up repayments on a mortgage or any other debt secured on it. If you're worried about debt, free impartial advice is available from MoneyHelper (moneyhelper.org.uk).
Investing in property can build long-term income and capital growth, but lending criteria for landlords works differently to a standard residential mortgage. We help everyone from first-time landlords to experienced portfolio investors find the right structure for their strategy.
Specialist areas we cover:

Limited company (SPV) purchases
For tax-efficient portfolio structuring
Portfolio landlords
Refinancing for landlords with four or more mortgaged properties
Houses in Multiple Occupation (HMOs)
Specialist lending for shared-tenant properties
Expat landlords
Support for UK expats investing from abroad
The Financial Conduct Authority does not regulate most Buy-to-Let mortgages.
A less-than-perfect credit history doesn't have to close the door on homeownership. We work with specialist lenders who take a common-sense, manual approach, looking at your full circumstances rather than relying on an automated tick-box decision.
We regularly help clients with:

Missed or late payments, defaults or mortgage arrears
A single missed payment doesn't automatically rule you out; we know which lenders take a more flexible view of your full circumstances.
County Court Judgments (CCJs)
The size, age and status of a CCJ all affect your options; we'll find lenders who look at the full picture rather than an automatic decline.
Debt Management Plans (DMPs) or Individual Voluntary Arrangements (IVAs)
Specialist lenders can still consider your application, even while a plan is active.
Discharged bankruptcy
Once discharged, a growing number of lenders will consider your application on its own merits.
Your home may be repossessed if you do not keep up repayments on your mortgage.
