Insurance advice built around your property
From the home you live in to the properties you let, we find cover that actually protects what's yours.
FAQs
Whether you're protecting the home you live in, everything inside it, or a property you let to tenants, Blue Sky Mortgages gives you clear, independent advice. Rather than accepting the generic policy offered by your lender or a comparison site, we look past the headline price to find comprehensive cover that actually matches your property and your circumstances.
If you're buying a home with a mortgage, valid buildings insurance isn't optional, your lender will insist the property is protected before releasing the funds. It covers the physical structure of your home, and the cost of repairing or rebuilding it if damaged by events such as fire, storms, floods or subsidence.
What we look at:

The structure and fixtures
Roofs, walls, windows, fitted kitchens and bathrooms.
Rebuild cost, not market value
Your cover is based on what it would cost to rebuild your home, not what it's worth on the market.
Accidental damage cover
Protects against everyday mishaps, like drilling through a pipe or breaking a window.
Property owners' legal liability
Covers you if a fault in your building injures someone or damages their property
Buying a leasehold flat? Your freeholder usually arranges buildings cover for the whole block, so you'll likely only need Contents Insurance for your own space.
Buildings insurance protects the structure, contents insurance protects everything inside it, from furniture and electricals to clothes and personal possessions. If your home was turned upside down, everything that would fall out is what your contents policy covers.
What we look at:

New for old replacement
A damaged item is replaced with its brand-new equivalent, not reduced for wear and tear
High-value items
Standard policies cap individual items, so jewellery, watches or laptops may need declaring separately
Cover away from home
Protects everyday items like your phone, laptop or bike when you're out and about, in the UK or abroad
Combined buildings and contents
Bundling both under one provider is often more cost-effective than buying separately
A standard home insurance policy isn't valid for a property let out to tenants. If you're a private landlord, you need specialist Landlords Insurance to protect your building, your rental income and your legal liabilities.
What we look at:

Core property protection
Covers structural loss or damage from fire, storms, floods, theft or vandalism
Loss of rent cover
Provides income if your property becomes uninhabitable and tenants can't stay
Landlord legal liability
Protects you if a tenant or visitor is injured, or their property damaged, due to a fault in your building
Tenant damage cover
An optional upgrade, since standard policies exclude accidental or malicious damage caused by tenants
Landlords Insurance covers sudden, unforeseen events, it doesn't cover general wear and tear, and a standard excess applies to claims. Full terms are set out in your policy's Key Features Document.
